Rodney Poole

CHIEF EXECUTIVE OFFICER

Rodney A. Poole, co-founded Next Chapter Properties (NCP) in 2010 and serves as the Chief Executive Officer. Rodney is a real estate development veteran with experience in all aspects of development, management, and disposition of real estate projects. He has extensive experience in the capital markets, raising private capital and securing loan financing commitments over $1 billion.

Prior to NCP, Rodney served as Vice President, Chief Financial Officer, and then President of Royal Properties, a national student apartment management and development firm from 2000 until December 2009. At Royal, he grew the company to 7,349 student residents with annual revenue of $26 million, managing 100 employees at 13 properties. In 2005 and 2006, Rodney orchestrated Royal Properties’ negotiation and the $244.3 million sale of 13 student properties containing 5,710 beds in ten (10) markets, via an UpREIT transaction with American Campus Communities.

In addition to student apartment development, Rodney has designed, developed and capitalized single-family spec homes, hotels and high-rise buildings. He also purchased, successfully repositioned, and sold The Club at Renaissance Golf and Country Club in Fort Myers.

Rodney is a graduate of the University of Illinois at Urbana-Champaign with a bachelor’s degree in Agricultural Economics and is a member of the University of Illinois President’s Council and Loyalty Circle.

Patrick Quinn

CHIEF FINANCIAL OFFICER

Patrick Quinn co-founded Next Chapter Properties (NCP) in 2010 and serves as the Chief Financial Officer.

Patrick has extensive experience in all facets in the multi-family real estate sector. In addition to financial and management oversight of the current portfolio, Patrick spearheads new developments for the NCP’s future developments. Those responsibilities include market selection, site identification, contract negotiation, pursuing zoning and entitlements, assisting in the pursuit of capital, development, stabilization and continued management of the asset.

Prior to co-founding NCP, Patrick was the President and Founder of Q181, Inc., a Chicago based real estate consulting firm focused on site selection, zoning/entitlements, financing and development in the multi-family sector. Patrick also served as an Institutional Sales Director at Cabrera Capital Markets where he covered corporate and municipal bond underwritings and sales. Patrick transitioned to the equities desk at the request of his firm to manage capital requests in the real estate sectors and cover public traded REITs.

In addition to student apartment development, Patrick has designed, developed and capitalized single-family spec homes and have assembled and developed multiple acres of land for future development.
Patrick holds an Illinois Real Estate License, a Bachelor of Arts from Dominican University in River Forest, Illinois and an M.B.A. from the Walter E. Keller College of Business Administration at Roosevelt University in Chicago, Illinois.

Kelly Quinn

CHIEF OPERATING OFFICER

Kelly Quinn began her career in the banking industry and was quickly promoted to senior portfolio manager covering various loan types. While working in banking, Kelly was recruited to develop healthcare real estate all the while pursuing her MBA part time. Kelly began working with healthcare systems on an overall real estate strategic plan and then worked to implement that plan. The strategy involved careful site selection focused on driving the highest market share and profitability back to the hospital using an optimal mix of physicians and services. Kelly was responsible for utilizing a variety of unique (and or) innovative ownership options that allowed for each facility to continue providing the best patient care while ensuring the overall financial health of the operators.

Since joining Next Chapter, Kelly is responsible for the financial modeling of all new development pursuits as well as the expansion and management of Next Chapter’s debt and equity relationships. Kelly also provides oversight of Next Chapter’s developed to core portfolio of 548 beds in Champaign, IL. Kelly received her Bachelor of Science degree in Finance from the University of Illinois at Urbana Champaign and her MBA from Northwestern Kellogg School of Management with a focus on finance, real estate, and health industry management.

Nicole Miller

CONTROLLER

Is the accounting department for Next Chapter, Nicole collaborates with the CFO to ensure the accuracy of all financial statements for each of the company’s properties. She is an integral part of the property budgeting process, assists with asset management and loan compliance.

Nicole began her career in the public accounting sector. She left the world of audits and taxes to join one of her clients where she served as Controller for a private real estate developer and management company. She oversaw the publishing of financial reporting information for $680 million in assets and helped to navigate its purchase by a publicly traded firm. Nicole earned a bachelor’s degree from Northern Illinois University.

Chris Newman

DIRECTOR OF REAL ESTATE

Prior to joining Next Chapter Properties, Chris Newman was the Director of Real Estate for Jimmy John’s Sandwiches for over 12 years. He led the real estate development from 288 stores in 20 states in 2005 to over 2,650 stores in 43 states at the time of his departure.

While at Jimmy John’s he oversaw a team of 15 and was responsible for all staffing, site selection, market development, and real estate systems and procedures throughout the U.S. He has 15 years of experience in corporate and franchise real estate deals, focusing on site selection, LOI/lease negotiations and land acquisition/development of single tenant buildings.

Chris has been an active member of the International Council of Shopping Centers (ICSC) since 2002. He is a graduate of Southwestern University in Georgetown, TX.

Stacey Poole

DIRECTOR OF MARKETING AND CUSTOMER SERVICE

After receiving a Bachelor of Science from Illinois State University, Stacey began her career at CarleCare HMO, owned by Carle Clinic Association, a large physician group in Urbana, IL. She was hired by their new CEO to create their first Customer Service Department. Over her 21-year career she held various positions such as Director of Customer Service, Director of Marketing/Sales, Director of Medicare, and Director of Self-Funded Operations. Stacey helped grow the HMO to what is now known as Health Alliance.
Health Alliance, grew to a 450,000-member, multi-state insurance company offering HMO’s, PPO’s, Medicare Supplements, Medicare HMO’s and Self-funded Plans. After a storied career, Stacey departed Health Alliance to work as a consultant for One Main Development and was hired as their Director of Marketing and Sales.
