Rodney Poole

CHIEF EXECUTIVE OFFICER

As CEO and a principal of Next Chapter Properties, Rodney applies his extensive experience to every aspect of the development, management and disposition of student housing projects, including raising private capital and securing construction and long-term senior financing.

Prior to Next Chapter, he spent a decade serving as Vice President, Chief Financial Officer and finally President of Royal Properties, where he was directly responsible for the development and successful lease-up of 10 off-campus luxury student apartment projects consisting of more than 1,700 units and 5,200 bedrooms, as well as the management of more than 7,300 student residents and 100 employees at 13 properties with an annual revenue of $26 million.

Rodney earned a bachelor’s degree in Agricultural Economics from the University of Illinois at Urbana-Champaign, and is a member of the college’s President’s Council and Loyalty Circle.

Patrick Quinn

CHIEF FINANCIAL OFFICER

As CFO and a principal of Next Chapter, Patrick oversees all financial aspects of Next Chapter and its portfolio of properties. He analyzes the viability of future projects, manages all aspects of the zoning and entitlement process and sources the financing of those opportunities. Prior to Next Chapter, he served as President and founder of Q181, Inc., A Chicago-based real estate consulting firm where he worked with best-in-class developers and owner-operators on their development pursuits.

Patrick holds an Illinois Real Estate License, a bachelor’s degree from Dominican University in River Forest, Illinois, and an MBA from Walter E. Keller College Business Administration, Roosevelt University in Chicago.

Bryan Russell

DIRECTOR OF DEVELOPMENT

As Director of Development of Next Chapter, Bryan is responsible for asset management and is involved in all aspects of the student housing experience, including project design, construction oversight and project management. He began his career as a property manager for a portfolio of 20 student housing projects while enrolled at the University of Illinois. From there he transitioned into development at Royal Properties, and has seen every project he’s been involved with finished on or ahead of schedule.

Bryan earned a bachelor’s degree in Business Administration with a focus in Entrepreneurship from the University of Illinois.

Carynes Gitler

DIRECTOR OF PROPERTY MANAGEMENT

Working in Senior Operations for Next Chapter, Carynes maintains daily contact with every property that the company manages, playing a pivotal role in establishing each new project’s office structure and staffing. She began her career in property management as a leasing consultant before quickly being promoted to Accounts Manager and then Co-Property Manager for a 716-bedroom community. In 2005 while at Royal Properties, she became a Training Manager working with all of her company’s site offices to train staff on budgets, leasing, asset management and resident relations. Carynes earned her bachelor’s degree from Florida State University.

Chris Newman

DIRECTOR OF REAL ESTATE

Prior to joining Next Chapter Properties, Chris Newman was the Director of Real Estate for Jimmy John’s Sandwiches for over 12 years. He led the real estate development from 288 stores in 20 states in 2005 to over 2,650 stores in 43 states at the time of his departure.

While at Jimmy John’s he oversaw a team of 15 and was responsible for all staffing, site selection, market development, and real estate systems and procedures throughout the U.S. He has 15 years of experience in corporate and franchise real estate deals, focusing on site selection, LOI/lease negotiations and land acquisition/development of single tenant buildings.

Chris has been an active member of the International Council of Shopping Centers (ICSC) since 2002. He is a graduate of Southwestern University in Georgetown, TX.

Nicole Miller

CONTROLLER

In the accounting department for Next Chapter, Nicole collaborates with the CFO to ensure the accuracy of all financial statements for each of the company’s properties. Prior to joining the company, she served as Controller for a private real estate developer helping to navigate its purchase by a publicly traded firm and then overseeing the publishing of financial reporting information for $680 million in assets. Nicole earned a bachelor’s degree from Northern Illinois University.
